When plans submitted to eBuild are approved, you'll receive a notice
from the Project Coordinator with a list of files that have been added to the Approved Plan Set.
Within eBuild, you can open the approved plan set by
clicking on the Approved Plan Set button on the Project Details page or the green checkmark icon .
The approved plan set consists of the most recently approved version of every file that has been approved.
It becomes available for a project when the project's status reaches Permits Issued.
Each approved document is stamped in the upper right hand corner of the document with the City seal:
The documents are then locked to prevent modification.
If your project includes deferred submittals, you'll also find a list of the required deferred submittals with the Approved Plan Set.
Per OSSC 107.3.4.2, deferred submittals are defined as those portions of the design that are not submitted at the time of the application
and that are to be submitted to the building official within a specified period. The deferred submittal items shall not be installed
until the deferred submittal documents have been approved by the building official. Some buiding inspections cannot be completed
until a required deferred submittal is approved.
Printing Your Plans
At this time, we still require that you maintain a complete set of paper copies of the approved plans at the job site for use by the inspectors.
You can download and print the files yourself, or you can have a 3rd party printing contractor do it for you. To make using a
printing contractor easier, we will provide a link to the eBuild Approved Plan Set Download
which can be used to access the plans for printing without logging in or being a project member. The link contains an unguessable key
so that only people to whom you forward the link will be able to access the download page. The link will be provided in each approval
notice and is also available on the Project Details page.
Archive Files
Each set of files approved together is available as one or more ZIP archives to make downloading
and printing easier. A complete set of archive files for your project is available on the
Approved Plan Set page.
To create your own set of approved plans from the archive files:
- Download the ZIP archive files for each approval.
- Unzip them into a directory in the order in which they were approved.
- Make sure to overwrite any previously existing files.
The result will be a directory containing the latest approved copy of every file approved.
Type of Approval Notices
There are 3 types of approval notices corresponding to the 3 types of plan submittals:
- Notice of Permit Issuance
- Notice of Approved SI
- Notice of Approved Deferred Submittal
As with ReviewComments notices, a Plan Review Requirements Summary will be attached.
Requirements do not need to be addressed before plans are approved. However, the inspectors will check that the requirements
have been met before approving the final inspection.
Also included on the Plan Review Requirements Summary will be a list of attachments.
Attachments contain information regarding code requirements for your project that you need to be aware of during the construction
process. Be sure to review all attachments before you start construction. Attachments should also be printed and attached
to your approved construction documents to be maintained at the job site.
